Kingdee · Yunchuang Valley / Exploration and Practice of Future Industrial & Research Buildings






With the development of science, technology and manufacturing industry in China, more and more industrial parks and science & technology parks are gradually rising and evolving in cities. Industrial and research buildings used to be production-oriented single-function buildings located at the edge of cities, and now have step-by-step evolved to integrate production and cities.


Throughout current industrial parks and industrial office buildings, they are mainly integrated with diversity of urban function on the basis of early single function, so as to drive the development of a city by industry, and eventually are shaped into new complete urban areas, which achieve the purpose of industry and city integration.


However, in the process of urban development, time is a significant variable. The functional composition and nature of an area is constantly changing, and current era is changing even more rapidly. For industrial parks, an established architectural space entity needs to make flexible response according to the requirements of surrounding urban environment and industrial development and upgrading.

We believe that from the perspective of time dimension, the very important concept of industry-city integration is the flexibility of functional space and the open of public space. The functions of industrial buildings should be upgraded with the development and change of urban functions, so as to meet the needs of enterprises and industries in different stages of development for space use.


As the headquarters of Kingdee * Songshan Lake High-tech Zone in Dongguan, this project is located in a state-level global high-tech development park, with high-quality development support in strategic planning aspect, convenient transportation resources in current situation and excellent natural environment. At the same time, it is also in the neighborhood  a large area of undeveloped land and close to “villages” in the city. Based on the above characteristics, through this project we try to explore the future industrial park with flexible functional space and open public space from the perspective of time.

△ Location of the Project




The project base is located at the junction of Songshan Lake High-tech Zone and Dalingshan Town. Songshan Lake Development Zone in the east is a global science and technology park with a certain industrial foundation. In the west side is the relatively remote area of Dalingshan Town. The base is located between the "city" and "township".



△ Functions of Surroundings





The whole Songshan Lake High-tech Zone is planned to be developed along the lake, among which the southern area has been relatively mature, while the northern area is being vigorously developed and constructed. The western region where this project located is in the early stage of development, and its industrial atmosphere is not yet mature. It still needs time to build a "city center" in western region. The surrounding functions of the location include hospitals, residences, primary schools and kindergartens, without corresponding commercial and cultural supporting facilities. The uniqueness of the location has brought about special demands for urban functions. It is necessary to meet the functional positioning of scientific research office of Songshan Lake Science Park, meanwhile, it is also necessary to consider the lack of urban functions such as supporting commerce.







Creation Steps


1/ Podium Setting

Make full use of the value of the first floor, maximize the volume of the podium on the premise of meeting the backline and coverage rate, and ensure enough flexibility of space division.


2/ Vertical Partition

Separate layout of detached building enhances its independence, and increase its display interface.


3/ Top and Bottom Split

In order to enhance the flexibility of detached building, the five-storey detached building is divided into two-storey and three-storey boxes. Traffic of two levels are organized through platforms at different elevations.


4/ Tower Setting

Combined with the product demands of dormitory and headquarters office, the tower is set from the perspective of landscape view, iconic image and independence.


5/ Experience Space

Through terraces or empty space, detached building and tower office increase the space experience and enhance the product premium and added value; the headquarters office is located at the top of the tower, providing better views of the landscape and urban interface; at the same time, a side court is set to efficiently connect functional spaces of each floor and improve quality of the space, so as to obtain the best office experience.


6/ Break Up

The upper box of the podium is wrapped as a whole, giving it a relatively independent public space system and enhancing the overall symbol of the project.

Flexibility Strategy


Independent units suitable for various urban function forms are used as basis. through combination as well as different vertical and horizontal division of these units, distribution, form and space scales of each function are controlled, enabling them to carry more type of business, and to ensure that space quality and operation of different types of business to be the best, so as to satisfy flexible switching between different functional spaces to the maximum extent.



/ Flexibility of Function Replacement


The commercial space abandons traditional form of first-floor shops along the street, and replaces it with a single commercial building. While increasing the tolerance capacity of brands, it meets the mutual replacement between commercial function and detached office building, so that the space can maintain maximum flexibility and practicability with the change of surrounding urban environment.

/ Flexibility of Space Expansion


The detached office buildings adopt a splicing form. Through the clever layout of buildings around a core, they can be open or closed. They can be used independently, and can also meet space requirements through horizontal expansion, making the use of construction space more flexible and efficient.

The office buildings are connected by public transportation, and construction space can be expand flexibly according to needs. Space can be expanded from the smallest unit of 300m2 to a detached building of 1,000m2, which can be equipped with independent parking lot, entrance lobby, elevator hall, indoor garden and terrace space, greatly increasing its independence, and effectively improving the quality of space and experience. At the same time, it can be extended to a maximum of 20,000m2 to meet space scale needs of enterprises in different scales and different development stages, and therefore to create a full life cycle business incubator.

Open & Shared Strategy



Considering from three levels of the city, the park and the independent public space of each product, experience spaces of different attributes are respectively set up to create a multi-level public space system of the park, and at the same time a closed loop is formed by connecting each space through movement lines.



The activity scope of  users is extended to the outdoors, and the order and hierarchy of public space is strengthened. Different levels correspond to different shared objects. Through a series of formal and informal communication spaces, private and semi-private garden experience spaces, open and shared supporting spaces, a fluent and transparent space of new experience is created. Commercial operation needs and supporting services of industrial offices are considered at the same time, giving the public spaces value of temporary rental.

Ground space: makes full use of urban ground space, sets up commercial activities, outdoor street vendors and leisure square, and opens to the city.

Sunken square: a series of public activity spaces such as street vendors, art exhibition, academic exchange and product launch are set up in combination with the sunken space.

Headquarters office: the headquarters office sets up a number of shared courtyard spaces to increase informal experience functions for employees to socialize, learn and communicate; at the same time, large-scale steps, escalators and other vertical traffic are set up to form a vertical movement line connecting all functional departments, so as to realize high efficiency and comfortable experience of future headquarters office.

Roof space: the roofs of detached offices can be used as private gardens and space for leisure and entertainment; the public roof can be equipped with an annular runway and fitness facilities, and can also be used as a public space for informal communication such as business negotiation and corporate cocktail party.

The development of science and technology promotes the development of industries, and the types of industries change and upgrade accordingly. The change is so drastic that in just a few years, the world can be turned over. However, contemporary architecture is still the product of the Industry 2.0 Era.


We believe that the future development of industrial and research buildings will be fully integrated with cities and will be an integral part of cities. Planners and designers need to stand at the forefront of the development of science, technology and industry to ensure enough foresight and adaptability of industrial and research buildings.


The project of Kingdee · Yunchuang Valley-Songshan Lake Headquarters Base is the beginning of our exploration and practice of future industrial and research buildings. The flexibility of functional space and the open strategy of public space under the time dimension are the issues that we always pay attention to. It is hoped that in the future, under the increasingly changeable environment, the construction space can adapt to these changes to the greatest extent, and integrate into the city with its flexible adaptability and open mode.
